How the club works.

Criteria, covenant, process, and the markets we currently serve.

N° 01  ·  Membership criteria

Who the club is for

Membership is considered for buyers and agents separately. We do not accept everyone.

Buyers

  • Minimum £2M Active search at or above £2M in UK prime residential
  • Position to proceed Funds, AIP, or private bank confirmation available on acceptance
  • Principal or authorised party Acting for yourself, a family office, or a single SPV
  • NDA signed on admission Mutual confidentiality terms signed before first introduction
  • Genuine intent Serious buyers only — verification is repeated every six months
  • Personal review Every application reviewed directly by the host

Agents

  • Established prime practice Recognised reputation in a defined UK prime or super-prime market
  • Genuine off-market capacity Able to place genuinely private instructions, not simply slow-moving public stock
  • Introduction protocol Willing to honour our introduction terms and fee structure
  • Vendor anonymity Comfortable with redacted circulations until a qualified introduction is made
  • Forty places The founding cohort is limited to forty agency partnerships nationwide
  • Invitation basis Current agency places by invitation or direct application to the host

A single agreement
binds the entire room.

Confidentiality is not a preference here. It is the product. Every member — buyer, vendor, agent, and host — is bound identically from the moment of admission.

i.
Mutual non-disclosure

Every member signs a mutual NDA on acceptance. Information shared within the club — property details, vendor identity, pricing, member identity — may not be shared, forwarded, or discussed outside a genuine transaction context.

ii.
Vendor anonymity

Vendors remain anonymous until a qualified introduction is made by the host. Addresses are withheld from all written circulations and released only on confirmed, verified interest.

iii.
No public distribution

Inventory is never shared on Rightmove, Zoopla, OnTheMarket, social media, or any third-party channel. All circulations travel by private email to verified members only.

iv.
Verified proof of funds

No member receives their first introduction until proof of funds, agreement in principle, or private bank confirmation has been received and held in encrypted record. This is re-confirmed every six months.

v.
Data protection

Member records are held encrypted on UK-based servers. We do not sell data, use tracking pixels, or advertise using member information. Records are deleted on request, confirmed in writing within 48 hours.

vi.
Immediate removal for breach

Any breach of the covenant — by any member, including agents — results in immediate and permanent removal from the club without right of appeal. The confidentiality of the room is absolute.

Apply

A short, confidential application in four sections: about you, your brief, your position to proceed, and the covenant. Reviewed personally. Takes around seven minutes.

Verification

On acceptance, we request documentation to evidence position to proceed — proof of funds, agreement in principle, or private bank confirmation. Held encrypted on UK servers. Never shared.

The Sunday drop

Each Sunday, members receive a short, curated list of properties matched to their brief. Addresses redacted. Vendors anonymous. Only what matters — location, brief, guide, circumstances — before deciding to enquire.

iv.

Introduction

When a property interests you, the host makes a direct introduction to the representing agent. All parties are bound by the covenant. The standard agency fee structure applies at transaction.

The quiet questions

No. We act for neither side of a transaction. Our role is to match verified buyers with genuinely off-market instructions held by independent prime agencies. Every sale proceeds through the vendor's chosen agent under their usual fee structure.
Membership is annual. Pricing is shown during the application — founding rates are locked for life and will not increase regardless of future cohort pricing. Details are presented at the point of application.
Your name is never shared with agents or other members. Agents receive an anonymised profile — budget, brief, position to proceed — at the point of introduction only. All written correspondence withholds personal details and addresses. Records are held encrypted on UK-based servers and deleted on request.
Below this threshold, the advantages of private sale rarely justify its complexity. Above it, the economics of discretion — avoided price erosion, protected vendor circumstances, faster exchange — become compelling for both parties. The floor is applied strictly to all markets.
Yes, where the principal they represent is identified at application. We ask that the principal be named in the brief, that they are aware of and comfortable with our covenant, and that any introduction is made to both the agent and the principal together.
Forty founding agency places are available, by invitation or direct application. Write to us at enquiries@privatemarketclub.com with a note about your market and the nature of your off-market instructions. Agency terms will be sent by return.
Within five working days of a completed application. We write to every applicant — whether we are able to accept them or not. If we need to clarify any part of your brief, we will be in touch sooner.
